Every wire entering a box or connection point must have a romex connector. This connector ensures the wire will stay put and not short-out when the dryer moves during operation.

Home Inspection Holtsville: This added concrete block foundation was improperly installed onto an original foundation.

There is no sill plate for support, and the vertical 4 by 4's resting in the soil supporting this addition will rot over time. The agent stated the local municipality passed off this house so it is obvious nobody went inside from the town of Brookhaven (also known as Crookhaven).

The girder is one piece of lumber instead of two, and is not resting in a girder pocket, but on 4 by 4's in the soil which can rot and be infested with termites.

Home Inspection East Hills: This home was built on a slab in 1950 and as you can see the whole corner of the house has shifted due to rainwater runoff along the side of the house undermining the foundation.

Unlike a full basement foundation cracking is not usually that prevalent with slabs but this one is very thick, and because rainwater undermined the foundation it dropped down and cracked.

This is part of a heating system from a 1950's basement in Bohemia NY with the old metal covered radiators. While these systems worked well for their time, all hydronic heat in homes is 3/4 inch diameter for higher volume of hot water for these hydronic systems. Renovating with modern baseboard heat is a good option, but requires a lot of pipe soldering, unless of course you use Pex which will save a lot of time and money, as well as minimizing flame soldering - one of the greatest advantages of using Pex. Less flame soldering equals less homes burning down.

This exhaust over a window found at a home inspection in Patchogue is a poor install next to the washing machine drain hose.

This install is not great when you consider how easily it can be damaged, and this pipe cannot sustain regular impacts.

The range should NEVER be installed this close to wood cabinets. This fire hazard must be repaired by the buyer of this house which was found during a home inspection in Great River recently. Many homeowners 'do their own thing' when it comes to certain renovations and do not follow building code, and this behavior propagates. In this case its dangerous.

Old homes can have issues that are revealed by our inspectors such as railings that are too low and have too much space between balusters. While these are not considered defects, they are considered deficiencies because when built, building codes were not that prevalent, were not strictly enforced, and function followed form.

Which way does your shower door open? During a recent home inspection in Rockville Center I found this shower door that opened inward.

There is only one way a shower door should open which is outwards, and I have seen these open the wrong way several times over the years.

If your bathroom is small and it must open inwards because the glass door will impact the toilet, or the corner of the vanity and possibly shatter, you STILL CAN’T install it to open inwards.

Many times aluminum wiring is not so easy to see in a crowded electrical panel, but other times it is real easy to see when it is by itself. The letters "AL" are prominent on the wiring jacket, and aluminum has been know to the the cause of electrical fires. All wiring expands at a certain rate, and aluminum expands at a different rate than copper. The screw in the receptacle, the wall switch, or the circuit breaker is made of steel which has its' own rate of expansion. After many years of expansion and contraction at different rates, the screws tend to loosen. Loose hardware causes 'arcing' from a loose connection, and a fire can be the result. his is the cheap way to renew your front steps as adding bricks to a previous stoop has now embedded the railings. Not only does it look wrong, the 34 inch high railings are now 31 inches - way too low.

Modern railings must be 36 inches high with no more than 4 inches between balusters. The steps now are also too high and are a trip hazard.

Too Much Space - Trip & Fall Hazard

Decking boards are required to have space between them for water drainage, but often I find too much, or not enough.

About ¼ inch should exist between all decking so water drains away. Not enough space and water can pool, and organic debris can easily clog and make this worse.

Over-spaced decking boards can cause trip and fall injuries, like in the attached picture, and repair is recommended by a licensed deck contractor.

This is what happens when concrete is not reinforced with rebar.

This is in a development built in the 1990’s, and I have inspected several of these homes in this development, and they always have porch cracks or have sunken. This is due to poor compaction of soil, lack of steel reinforcement bars, or a combination of both. An added expansion joint in this area may have helped.

The crack was repaired, but the low step can be tripped upon, and to repair it properly would require removal of this section, and pouring concrete anew. A large job obviously.

The valve with the handle on the right side of the picture is a Firematic valve, and it can save your life. This valve is for shutting off the flow of oil to the filter, but is also meant as a fail safe in case of a fire. If a fire is present at the boiler area, lead within this valve melts and blocks the flow of oil into the boiler. This can mean the difference between the fire going out, or spreading.

I often see improper electrical work in people’s homes, and often it’s the homeowner or an inexperienced 'handyman' who does these things.

If there were no wires in the hole, and you stuck your finger in the hole, then rotate your finger, you would likely start bleeding.

Wires heat up, then cool down when voltage passed through them. This means they MOVE, and if enough spring tension exists – from the wire being rolled up in the packaging – it can cut the insulation and short-out.

Something as simple as a GFI receptacle can save your life, but not if you don’t test them.

When a kitchen is renovated, typically you update your old electrical components – especially ungrounded vintage wiring in the walls that may not be grounded. When you do, you also install GFI receptacles – the receptacles with the reset and test buttons. Did you know you have to test them regularly? Many people don’t.

GFI receptacles sometimes will not trip when you push the test button, or they will make a buzzing or clicking noise before finally tripping. If it does not trip instantly, that amount of added time may make all the difference in the world if you are being shocked.

At least once a month you should be testing the GFI receptacles by pushing the test button, then resetting with the reset button. If it does not reset, you need an electrician to replace it.

Anywhere there is a source of water or the possibility of wetness or dampness, your receptacles should be GFI protected.

All receptacles that serve countertops (even if no sink is present), bathroom sink areas, washing machine areas, wet bar areas, and in new construction GFI protection is required outside the house, and in the garage. And exterior receptacles should have the large, ‘in-use’ (or ‘bubble’ as they are called) covers.

When you seal up a chimney breach, this is not how you do it.

The new chimney breach could send exhaust fumes out through this one, and it must be properly sealed by a licensed heating contractor to avoid pumping carbon monoxide gasses into the basement.

Also, the old sealant may contain asbestos that can also be issue if you breathe in the dust when disturbing/discarding it.
