Home Inspection Babylon: An egress window can be no higher than 44 inches
The egress window sill in the picture is 49 plus inches above the floor making this window too high for an egress window.
An egress window must at least have an opening of 5.7 square feet, must have a 36 inch window well outside the house, and the height from the floor to the sill must be no more than 44 inches.
So as you can see, this does not qualify even though the home is new and has its' CO'S (how I wish I knew).
